WALPOLE — The Walpole Zoning Board of Appeals voted 4-0 to deny a 10-foot rear-yard setback variance for three Powder House Lane homes in what attorney Lou Petrosi called the town's first test of a new state "practical difficulty" standard for variances. Building Commissioner Jim Crowley testified the request from Wall Street Development Corp. did not meet any of the statute's factors, calling it partly "self-created" since the developer designed the units' dimensions itself. Abutter Jack Conroy, who said he is in separate litigation with the developer, opposed the request.
In a separate case, consignment-business owner Erica Young withdrew her special permit application for 620 Washington Street without prejudice after members said her operation resembled retail more than a home occupation; Crowley said submitted photos showed rooms "like a secondhand thrift store." A third case, 745 Main Street Walpole LLC's special permit, was continued to December 2 with a deadline extension to January 31, 2027.
