Medfield Select Board Extends State Hospital Development Deal Through December 2027

MEDFIELD — June 16, 2026 — Medfield Select Board extends State Hospital development agreement and approves downtown facade grants. The board voted unanimously June 16 to extend the Land Disposition Agreement with Trinity Financial for the Medfield State Hospital adaptive reuse project to December 2027, as the developer disclosed a persistent $50 million financing gap tied to a 4.4 percent 10-year Treasury yield pushing required investor returns to 6.25 percent on costs. Senior Project Manager Abby Doyle, who announced she is leaving Trinity after 22 years, said the firm has received $32 million of a targeted $45 million in state historic tax credits and is pursuing a phased MassWorks strategy totaling $5.5 million this year and $16 million in a subsequent round. The board also approved four downtown facade improvement grants totaling approximately $61,000 — including $20,000 each to Zulu Gallery Center for the Arts and Medfield Crossing — out of a $120,000 state earmark, directing staff to open a second application round in July.
