Braintree Planning Board Approves Shake Shack at 125 Union Street

BRAINTREE — February 10, 2026 — Braintree Planning Board unanimously approves Shake Shack to replace Chick-fil-A at 125 Union Street site. The board voted 6-0 Tuesday to grant a minor modification to P.B. File 23-01, shrinking the approved easterly building at the Union Street and Ivory Street redevelopment from 4,251 square feet to 3,416 square feet to accommodate the fast-food chain. Attorney Frank Marinelli, representing developer Torrington Properties, told the board that weekday vehicle trips will drop approximately 52 percent compared to the Chick-fil-A scenario and that Torrington has spent roughly $1.2 million on off-site intersection upgrades, including new signals and pedestrian infrastructure, even though the less-intensive Shake Shack use no longer requires improvements at that scale. In a separate vote, the board unanimously approved a special permit for a two-family conversion at 101 Arborway Drive. The board also continued its site plan review of the 10 Plain Street apartment project — a roughly $300 million Trammell Crow Residential development — to a special session scheduled for March 3 after determining that a quorum of participants could not assemble on the regular March 10 date, with the emerging condition that occupancy permits for the westernmost buildings will not issue until a bridge over the Monatiquot River is complete.
