Norwood Planning Board Approves Nahanton Street Subdivision After Months of Negotiations

NORWOOD — January 26, 2026 — Norwood Planning Board approves two-lot commercial subdivision off Nahanton Street on a 4-0 vote. The board, meeting remotely on January 26, approved Crosspoint Associates' definitive subdivision plan for 6563 Nahanton Street with four of seven proposed conditions after stripping conditions that members said had become redundant now that the applicant had addressed outstanding waiver requests. Attorney David Hearn Jr. successfully argued that a condition requiring the applicant to return for a new public hearing before beginning construction would render the approval "meaningless," saying it was "like saying we're going to approve a plan and you can't do anything with it." Chair Deborah Dixon cast what she called "a reluctant yes." The approval incorporates previously granted waivers on tree-counting methodology and cul-de-sac design, and requires the applicant to address town engineer Mark Ryan's January 22 technical memorandum within 30 days. A resident, Anne Makowitz of 24 Cross Street, raised concerns about the applicant's use of state subdivision law to freeze pre-amendment zoning on the site while Crosspoint continues to plan its redevelopment. The board also formed a two-member subcommittee of members Joe Rooney and Ernie Nectow to review six applications for the board's vacant associate member position.
