Stoughton Select Board Unanimously Backs York Street Senior Housing Development
STOUGHTON — June 23, 2026 — Stoughton Select Board endorses Berkeley Investments housing plan for former Sinai Hospital site and approves $10.3 million bond note. The board voted 4-0 Tuesday to support a mixed-use redevelopment at 150 York Street — the 30-acre parcel that has sat vacant since New England Sinai Hospital was demolished in 2024 — projected to generate between $1 million and $1.2 million annually in property taxes, more than double what the hospital paid. Berkeley Investments, a Boston-based firm, presented a plan featuring roughly 350 apartments and two-story senior townhomes renting at 80 percent of area median income, with a Stoughton resident preference, plus a donation of approximately 12 acres of open land and the one-acre parcel at 143 York Street to the town. The vote was non-binding, intended to signal board support before Berkeley closes its purchase agreement by mid-July; a zoning change will go before Town Meeting in the fall. The board separately approved a 13-month $10,333,278 bond anticipation note awarded to Truist Securities at a 4 percent coupon rate covering the new fire station, water infrastructure, and roadway paving. A MassDevelopment-funded study on the future use of the Jones School and South School surplus properties drew sharp debate, with Chair McCriskey pressing for a model that would guarantee Stoughton seniors permanent priority access and Member Sheridan insisting the board is bound by a prior resolution to sell the properties and apply proceeds to the new elementary school debt.
