Needham Zoning Board continues corner-lot kitchen expansion case for missing preexisting nonconformity documentation. The board voted to continue the special permit application of Janis Bavowski, 8 Hanwell Street, to its August 20 or August 27 meeting after finding the record insufficient to establish that the home's existing 16.3-foot Ardmore Street setback predates current zoning requirements. Bavowski, who bought the property in 2018, wants to extend one kitchen wall approximately 7.2 feet to bring it flush with an existing portion of the house — a project that requires board approval because the Ardmore frontage is treated as a front yard on the corner lot.
His architect, Vladimir, shared GIS permit records showing only interior remodels since 2012 and a 2006 aerial photograph appearing to show the side porch in its current position, but board members said those materials had not been formally submitted. One member argued the evidence was already adequate: "Whenever that porch was added, whether it was added in 1950 or 1985, doesn't matter because it's been there for more than 10 years." The board directed Bavowski to pull physical building department files and assessor's records before returning.
