Planning Board Won't Sponsor High Street Rezoning Yet

Planning Board · Meeting of September 29, 2026

Westwood Planning Board cools on a High Street rezoning after neighbors warn of traffic risk to kids walking to school. Property owner Phil Aramo pitched a mixed-use redevelopment of three parcels at 1464-1472 High Street, roughly 10 condo units over six storefronts, that would need rezoning and an overlay district extension. More than a dozen Oriel Road and Draper Avenue residents objected, led by Seamus Downey, who said the plan's single commercial entrance would push neighborhood traffic up "10%, closer to 15%" on streets with "zero sidewalks." Chair Ellen Rollings said any zoning sponsorship would need to wait for "the neighborhood ... excited about it rather than worried." Separately, the board voted 5-0 five times on routine business, including appointing member Michael Derderian to a new Recreation Commission subgroup, and agreed to pursue three 2027 town meeting warrant articles, prioritizing a response to a new state law letting owners seek variances for multifamily housing on commercial land, since Director Nora Larkin said commercial parcels are "six percent or less" of Westwood's land but a large share of tax revenue.
